Manager of Property Services

High end residential firm on Cape Cod is looking for an experienced Manager for their Property Services team. The Manager of Property Services is a client-facing role responsible for running the day-to-day administration of the division as well as working on strategy and programs for continued growth. Responsibilities include:

Team Leadership:

  • Provide leadership, direction, and mentorship to property service team members, including field technicians and Account Managers, fostering a culture of teamwork and excellence.
  • Assist in the development and enforcement of policies and procedures to streamline operations, enhance service quality, and ensure compliance with standards and regulations.
Client Management:
  • Act as the primary point of contact for clients, address inquiries and requests for work promptly, ensuring seamless communication and exceptional service delivery.
  • Conduct regular meetings with clients to discuss their needs, review requested scope of work, and identify opportunities for additional service offerings.
  • Manage client accounts, including billing inquiries, distribution of field reports, and oversight of house watch programs to ensure client satisfaction and retention.
Project Coordination:
  • Coordinate with internal departments, external subcontractors, and clients to ensure timely scheduling, quoting, and completion of work requests, fostering strong relationships.
  • Participate in construction client transition meetings to present property service offerings, address inquiries, and facilitate a smooth transition from construction to property service.
  • Track and monitor warranty program post-construction completion, addressing client concerns and ensuring timely resolution of warranty-related issues.
Budgeting and Pricing:
  • Collaborate with leadership team to develop department budgets, pricing strategies, and program packages, ensuring alignment with company goals and financial objectives.
  • Evaluate yearly program pricing, conduct analysis of field costs, and identify opportunities for savings and revenue growth while maintaining service quality and profitability.
Business Development:
  • Develop and maintain business relationships with clients, consultants, subcontractors, and trade partners, identifying opportunities for collaboration and expansion of service offerings.
  • Respond to RFPs and client inquiries, preparing comprehensive proposals and presentations to showcase property service capabilities and secure new business.
Required Qualifications include:
  • 5+ years of experience in residential construction and/or property management.
  • Bachelor’s degree in a related field or equivalent experience.
  • Strong leadership & interpersonal skills to effectively manage client relationships and a diverse team.
  • Excellent organizational, communication, and problem-solving skills.
  • Self-starter willing to take initiative to add value to the role and department.
  • Proficiency in project management software (MS Project or similar) and MS Office.
Highly competitive compensation package (base salary range $100,000-$115,000), plus bonus and benefits. Candidates local to Cape Cod preferred, consideration may be given to those in the process of relocation.
